2026 Toronto Building Permit Fees

The City of Toronto updates its building permit fees each year. The 2026 schedule is now in effect. KEY 2026 AMOUNTS (from the City's fee schedule) • Minimum permit fee: $214.79 — charged for all work unless otherwise specified • Hourly fee for examination and inspection activities: $92.79 • Residential new-unit fee: $56.33 for each new residential unit included in an application HOW FEES ARE CALCULATED Most fees are based on a service index — a rate multiplied by the floor area of the work. Rates differ depending on the building's occupancy (for example, a house versus a commercial space) and the type of work (new construction, addition, or interior alteration). Interior alterations use their own service-index rates. STARTING WORK WITHOUT A PERMIT If construction begins before a required permit is issued, an additional fee applies under the City's current fee schedule.
